Our client is a well-established importer / retailer / distributor of Oriental Pan Asian Foods (temperature controlled – Fresh Frozen & Ambient) and have an existing job open for Director - Store Design & Development (Pre Construction) -Food to lead the Design & construction development of new store / retail units. This role is fully responsible for pre-construction assessments, assessing the existing building conditions and work with all subcontractors (architects, electrical mechanical multi -trade) to develop budgets, provide feasibility reports on Earned Value Management. You will manage full scope during pre-construction phase and hand over to construction and capital project management teams. This is 5 days on site, less than 20% travel across Canada. Cantonese / Mandarin is a MUST to be able to communicate with regional offices.
Director - Store Design & Development (Pre Construction) -Food will lead technical due diligence and feasibility assessments for prospective grocery store locations, assess existing building infrastructure including HVAC, refrigeration, electrical, plumbing, piping, water, gas, structural requirements and utilities, perform and/or oversee load calculations to determine whether existing building systems can support new refrigeration, freezer, cooler, HVAC and food-related equipment, identify infrastructure upgrades required to convert existing commercial properties into grocery stores or food-service locations; develop preliminary CAPEX estimates, project budgets, engineering scopes and business cases for investment approval. You will work closely with architects / interior designers to review proposed store layouts, equipment, specifications and building constraints. You will work closely with property owners and landlords to define landlord versus tenant responsibilities and ensure technical requirements are properly incorporated into the lease; work with city / municipalities on drawings, permits and approvals and prepare technical tender packages including Scope of Work, project program/schedule, Bills of Quantities and applicable technical standards to hand over to the construction teams.
Director - Store Design & Development (Pre Construction)- Food will have minimum 12-15 years of experience in new store development ideally in food including refrigeration, HVAC, chillers, compressors; Engineering Degree in Mechanical, electrical or related; experience in commercial building engineering, design, construction or capital projects, ideally including senior leadership responsibility. Strong experience converting existing commercial buildings into grocery stores, supermarkets, restaurants, food retail or other temperature-controlled facilities is a MUST. Experience reviewing architectural and engineering drawings, specifications, contractor proposals and tender documentation, lease documentation working with landlords, equipment specifications are all a MUST have. Existing relationships with municipalities, building permits and other authorities preferred. Cantonese / Mandarin -MUST.
